I am waiting for someone to come to do the energy performance certificate....... do they actually come inside, or do they do like many surveyors seem to do and drive past / sit outside?

They will come insider it shouldnt be something done from outside...the last one we had done took around an hour and each room was inspected as well as viewing the loft...ours bought his own telescopic ladders with him to do this.
