I think this property is overpriced, thoughts?

It sold 18 months ago for £18,500 less than current asking price... I'm interested in it but I don't want to pay over the odds

    Well, at first glance, it looks like the whole place has had a pretty hefty refurbishment recently. That kitchen and bathroom look new, all rooms freshly decorated, the fences and lawn in back garden is new, front wall looks rebuilt, new flooring throughout etc. Allow a bit for house prices creeping up in the last year or so and an £18k jump doesn't look that excessive ...
  • It looks lovely. I see another very similar sold in August last year for 180K. Thing is, its up for 200K, you might be able to get it for 190K or perhaps even less than that.

    I don't know the local market, so hard for me to say a lot, but it does look like a very nice house. Being picky, parking is very important to me, and I don't like lounge diners. Looking at next door, I much prefer their kitchen diner (not the garden though). Considering it has a cellar etc it looks about right for what else is on the market within a mile radius.

    We're in the process of buying our first house, and we were really worried it was overpriced after we had offer accepted etc. I think you have to make your mind up what you think its worth/are prepared to pay for how much you like it, and just go for it.

    But I like it. And their colour scheme. I could move straight in instead of dealing with tearing down embossed wallpaper...

    The neighbours house went for 180K last year and that looks in good condition. As others have said 190K would be a good deal.

    A lot of people who can't afford Heaton Moor/Heaton Mersey prices looking at the Heaton Norris.

    I asked the current owner what improvements they have made since moving in and he said that he repaired a raised bed and painted it. Nothing else has been done since they moved in, the refurb was before they bought. I think £187-190 is more realistic?
  • Have other properties gone up by a similar %? Perhaps they are hoping for 190K. Maybe when they paid 181,500 it was up for 190K etc.

    I've noticed around my way that there isn't much on the market now, the summer stagnation thing has started and I can't find anything I like in the area we are buying in (probably a good thing).

    Zoopla says that it was put on the market in october 2013 for £189,950 and they got it for £181,500. The sale of 8 kingsley avenue went through in august last year for £180k and zoopla now estimate that at £184,500 but zoopla estimate this house at clost to the £200k (which makes not sense as they are near identical with just a slightly different layout) - http://www.zoopla.co.uk/property-history/8-kingsley-avenue/stockport/sk4-1pw/32801769
