Passing the Tenant Referencing Checks for Renting

Hi,

I'm looking for some help before spending £200+ VAT on tenant referencing as myself and my girlfriend have found a house to rent we really like. It'll be our first home, so we don't have any previous landlords information. Rent is £550 per month.

So,

Me. Aged 21
Salary = £21,272
Poor Credit Rating (as shown on Equifax), 5 points from being Average. 12 months since last payment issue. £2200 outstanding on a loan, and £5500 on a credit card.

Her. Aged 20
Salary = £13,500 + Sales Commission (£4000 per year)
Squeaky clean credit file

Would we been accepted? Obviously I don't reckon I would be?
Any advice would be appreciated!

    Only public information (CCJs, bankruptcies etc) should be shown to the referencing company.

    I dealt a few months back with a former BR with an agency. BR was declared, but the referencing was still passed.

    My guess...yes you'll have no problem being accepted.

    You've got good income, low debt commitments and the rent is reasonable. They don't even look at the level of outstanding debt anyway but you don't have much outstanding.

    Either of you can afford the rent on your own so it'll be fine.

    They are not credit checks like a financial institution performs.


    They are just looking for CCJs (IVAs, Bankruptcy etc.) and for income/rent multiples.


    There is no universal standard in order to pass - totally down to individual criteria of LA and LL.


    Based on what you have said you should be fine but it's always hard to predict given LA business practices are not always straightforward.
