    If you think 15 years makes you expert then I am a fool, you may be experienced but another 10 years then you may be an expert but not yet, especially the way you approach simple situations like this, and with that kind of language regardless covered with these * is childish behavior on any level, especially from someone who calls them self an adviser and properly strives to been seen as a professional, im also not ignorant but I dont know much about getting a mortgage compared to others, that was the whole point of seeking some "advice" from knowledgeable people here, my god if only I knew I was putting myself in front of a internet stoning crowd I may of thought twice.
    So I admitted that I thought having a Deed of Gift from Landlord as deposit to get a mortgage was still a 100% mortgage! where I still dont have to raise a deposit myself! well boo hoo JPB123 for having made that minor mistake which ive admitted to for not being an expert like you, its not exactly far from it is it. You are soooooo still a Tool.

    This is apparently a simple situation, yet you don't even know what the definition of loan to value is.

    You're a tool, but not the sharpest one in the toolbox either.

    Ok lets get some facts here.

    Who valued the house 6 months ago at £165,000?

    Was that an estate agents valuation by any chance?

    If so be prepared for the lenders valuation to be a little lower.

    There was two valuations on this property at christmas gone, one by our local estate agents and one from a surveyor the landlord organized as he wanted a valuation, both valuations came back at 165000.

    im not the sharpest tool in the box on this subject I think ive already clarified that myself, but this place isnt filled with razors either. I dont think this is a simple situation at all.

    The saddest thing about this thread is that when this sale collapses, they won't come back to tell us.

    I'm off to my local Lamborghini dealer to make an offer on an Aventador. Who gives a **** if I've got the funding sorted?

    Do you honestly believe anyone cares about your crappy Lamborghini, and whether you can fund it or not, trust me you and only your little manhood care about that no body else at all, no that is the saddest thing on here not my honest post on here for advice, I feel so sorry for you because with all that money you have you still have anger issues and many others to be here all day pretending to be an expert.
