    I'd wait until your nan is dead. Not nice watching the family work on the paperwork side of the inheritance whilst still alive.

    Never ceases to amaze me how people become cash machines in their old age

    And how many threads do we see of people who have died without making wills leaving their estate in a mess resulting in major family disputes.

    Far better to get this sorted now while the OPs Nan has the capacity to do so. She may be 95, but she could live to be a 100 or more and out survive one of her offspring, she probably wants to leave certain things to specific people and the only way her wishes can be met is to get a will in place and make sure ownership of her house is established beyond doubt.
