Need to sell Father's house, brother won't vacate.

    Another option, may not be practical from a personal point of view, is move in and do the declutter.

    If pressed for time(ie you work and don't want to take holiday) it may be just a weeked or two.

    Thanks for your input everyone (OK, almost everyone!). We've tried offering money, were told to mind our own. My sis could really do with the money, TBH, she's spoken to bro with no effect. Of course, it could be that he is actually making to moves to vacate but enjoying pushing my buttons!

    As the sole executor, you have the right to change the locks and clear the house. You would have to put his belongings somewhere secure to keep them safe until he removes them but that could be a storage unit.

    If he fails to co-operate and leave, that's what you may have to do.

    The longer you leave him in residence, the harder it will be to get him out.

    I thought I would update this thread to let you know that my brother moved out, voluntarily, a few days ago.

    I had backed off a little thinking that my brother might decide to do the right thing if I stopped pushing. It seems that this was the case and he is now happily living elsewhere.

    Many thanks to everyone who contributed for your advice.
