Removal of chimney breasts without building reg

    Just bought somewhere with a removed chimney breast that doesn't look to have much roof support in that area. It is adding 2 weeks to the work schedule and costing about £2,000. Both of which needed to be factored in to the decision to buy. There was another area where some support had been removed many years ago and we took a view that that would be OK to leave as the engineer reckoned it wasn't supporting much. Solicitor got an indemnity on that for ~ £40.

    Had we not had some cash to allow for unexpecteds or were under greater time pressure, we would probably have walked away.

  • Thanks for everyone's input. I called the trader and basically had an argument with him on the phone... I said I couldn't believe he did not tell me I did not need a building reg which clearly did. He basically asked me to go away and sort out an indemnity insurance with the solicitor. And today he sent me an invoice of some extra work which was done at the house! At the time it was never made clear it was extra work! Although the work was not on the original contract.. It was small jobs which he seemed to took on as extra favours for everything else he did... On my god... Just can't believe this... What are people like?
  • I guess at the end of day I only got myself to blame too... Just trusting people too much and didn't do checks myself...
