    In the time you've taken posting here asking us what is the point checking the website, you could have checked the website 3 times over.

    Why not check it now (34 seconds work) then you can come back and post "I told you so!"?

    There is no need to be sarcastic. I checked the site and there is no report. I have said that we have never been visited by an assessor !!so how can they issue a report...Wireless!!!

    No, a certificate could have been issued by an assessor, and the agent paid him. The assessor could have made his visit and findings up, or he could have made a mistake and visited the wrong property, which does happen.

    But, it appears no certificate was issued. It makes a big difference as to how to approach getting a refund......

    It's incredibly frustrating when you are trying to help someone and they refuse to answer basic questions.

    It seems you have been charged for a service not provided. Write an official letter of complaint to the manager/partner of that office and demand a refund.

    Why don't you ring them and ask for a refund. Failing that write a letter of complaint as has been suggested.

    As you say - they can hardly force their way into your house and do it now can they!

    Dodgy assessors have been known to issue a cert for £40 without a visit- but academic in your case!

    The EA is right in saying you can't sell a house without one but are they also trying to say because the house was previously on the market it still needs the certificate even though you are no longer selling? Does anyone know if this is true?


    If so, you could argue the point that they were happy to market for 3mths without it so the problem is theirs not yours; they had ample opportunity to do it while you were in a contract with them.
