I am a wimp when it comes to dealing with estate agents

Definitely this.Find out if they force all their potential buyers see their in-house mortgage advisor and if they do, don't touch them.
If possible pick an estate agent who doesn't HAVE an in-house mortgage broker or offer a conveyancing service, then you know they won't be biased and trying to earn themselves a fat commission instead of selling your house to the best buyer.
Some agents try to pressure you into offering their £1000 discount scheme, you might think it's just £1000 off the purchase price but that £1000 is going straight in to the pockets of the estate agents because the buyer only gets the discount if they use the agents mortgage broker and conveyancer, earning them about £1000 in comission. If they ask, say NO THANKSChanging the world, one sarcastic comment at a time.0
