renting while being self employed please help

Hello people, I have looked though the threads but cannot find one that helps me. I have been self employed for a year now and have just done my first tax return. I want to rent a house I have been to see but not sure how it will go for me I'm 26 the house is first month rent free 300 pound bond and 180 application fee's which is great but as I have only been self employed for a year on a low income 190 pound per week I don't know if I will get accepted or not. And what will they accept as proof of income as I only have this 1 tax return. No chance of a garantor and paying 3 months rent is not an option I live in Lancashire so rents quite low priced. Please help

I managed to rent a property no bother when I had just become a self-employed contractor. Mind you, the first place I was dealing directly with the landlord and that gave me one reference for the next place.
Have you asked the letting agency about whether or not being self-employed will be an issue? Better to find out before paying £180 for nothing.0
