I think my gripe is that I believe the estate agent knew, and that a survey has probably been done before as the house was on the market for 12 months before I made my offer. These are of course my own thoughts, and I have learned a valuable lesson. Thank you for all your comments.0

Did you explain at the outset to the EA you were looking for a BTL with a BTL mortgage? As others have said for residential mortgages at least - a Wimpey no-fines house wouldn't cause a problem.0

Yes, the estate agent definitely knew although it is unlikely to be documented. The fact it was BTL formed part of my final telephone negotiations (basically saying I wouldn't increase my offer because as an investor I wanted to make a return on investment as opposed to a home buyer who may want to secure that particular property for personal reasons).0

EA's rely heavily on the information provided by the vendor. So if the vendor didn't make them aware how where they supposed to know?
Just because the house was on the market for 12 months doesn't mean a survey will have taken place... I have know properties be on the market longer than that with no offer accepted, therefore no survey done.0 -

Apologies googler, I overlooked your post - I shall do some more research around the term 'average person' and CPR as that is something I haven't investigated. I have only looked at the property ombudsman's guidelines.0

Stator, thanks for the tip - that tool will be very handy. In this case it appears as if the original advert was deleted and a new advert created as there is no associated history.0

It may that an average person who is a BTL buyer will be expected to more 'sophisticated' than someone who was buying to use as their home.0

That is a very good point cr1mson, but I would leave that for them to consider. If a BTL buyer is expected to be more 'sophisticated' as you put it, wouldn't the same go for the EA?0
