Wet room excluding supplying of tiles


Completely remove existing sanitary ware, floor and wall coverings.


Re-board walls with a waterproof boarding in the shower area and plasterboard to the remainder where required, Supply and fit an Impey wet room tray former with high flow waste.


Overboard floor with Warmup WIB where necessary, tank floor with a ball tanking wet room kit.


Tile floor with tiles supplied by the customer using flexible wet room grade grouts and adhesives.


Tile walls full height with tiles supplied by the customer using wet room/power shower grade grout and adhesives.

Seal all internal joints with sanitary grade sealant.

Supply and fit new Kudos 10mm wet room screen with deflector shield and support arm. (~200)


Supply and fit an Imex Pura Essence 560mm basin (£165)with pedestal and Imex Pura Flight mono basin mixer tap (£142) with waste, Supply and fit an Imex Pura Arco Bloque w/c (£120) with dual push button and soft close seat.


Supply and fit an Aqualisa Midus dual shower with flexible shower head/hose and fixed rain/drench head. (£428)


Replace existing spots with led spots and stainless or brushed nickel surround and supply and fit a new inline extractor fan.


Removal of existing radiator.


Supply and fit Warm-up pro wire underfloor heating with an ie3 programmer/thermostat (~£400). Plaster ceiling to a paintable finish
All rubbish produced by the works will be removed upon completion of the work.




Total £9090 inc VAT quoted by Bathroom specialist.




Reasonable?

    Actually he's a Bathroom specialist and on check a trade too.


    One other builder gave me a very rough estimate of about 8K without the bespoke parts.


    Just wanted to check it is around what builders charge.

    Cheap materials with a high labour charge

    For 10k you should be getting premium materials such as hansgrohe, duravit etc and it should include your tiles. Most of our installs are around the 7/8k mark with £40sqm premium porcelain tiles

    I'd advise against the cheaper paint on tanking kits. Far better with membrane and flexi tape joints

    The guy was selling Pura bathrooms as if they were quality. Coduln't find much in terms of review for them. Thanks for your input.

    Being on Check a trade means the square root of nothing.

    Get some references for similar jobs he's done and go and visit them.

    Worth some inconvenience / travel to save you from a possible £9k mistake.

    I run refurbishment company in London and we do a lot of wet rooms.

    Firstly I'd like to make few comments to the specs:

    Creating wet room requires experience as any future leak may be very expensive to fix.

    The most important is to:
    - create sufficient runs to a waste outlet
    - make sure surface is watertight
    - of course, high quality finish to the bathroom.

    We have no experience with Impey wet room tray, usually we create runs with use of marine ply. We tried twice ready made wet room tray and it didn't work well for us.

    Water proofing - I don't know ball products, specs looks quite convincing but it would be good to check the guarantee that they offer. We use Mapei tanking system, it is more expensive product but very flexible and with, I think, 10 years manufacturer guarantee. So far, in last 10 years or so we had no problems with it.

    Just a comment to the plasterboards - make sure your builder uses moisture resistant plasterboard.

    Lastly, both: downlights and extractor fan - they should have appropriate IP rating.

    As of the builder - I would definitely check references and ask for guarantee (we give 5 years for wet room installation)

    Answering your question about the fairness of the estimate:
    It all may vary but we charge between 6K - 7K+VAT for a wet room and this doesn't include any bathroom fittings (mixers, basins, screens, etc).

    In my opinion, as long as you get quality job, 9K with all fittings included seems to be quite fair. It is not cheap but it is not overpriced neither. If the builder is trustworthy, provides high quality service and offers guarantee, then its seems fair to me.

    What a load of crock

    Marine ply formers are the worst possible items, wood expands . GRP does not . A GRP former is water tight once the 8-12 fixings points are sealed. Impey stuff is compressed foam boards with a bitumen top layer. Not the best stuff and certainly not cheap but if you followed manufactures instructions its far better than a plywood base with a paint on kit

    Paint on tanking kits compared to sheet membrane are a weak link. Membrane is far more flexible and does not need drying times and multiple coats

    As for plasterboard, plain white is OK, there is no need for moisture resitant which is really little better than standard in terms of absorbtion and stability. After all the tanking is what keeps the water out and the substrate dry. If your taping the ceiling then yes but if its skim plaster and paint then again its not needed

    If your only giving a 5yr warranty expecting it to last just 5 yrs then you need to change your materials . We have Tuff form GRP trays out there 5 floors up which are over 10yrs still solid and leak free
