    I appreciate that. What I was saying is it says this in my agreements, and then later says something else.

    I use the 19 page ARLA agreements, and when I read through them with my tenants, some do comment on that particular line, til I explain that my obligations towards the appliances comes several clauses later.

    I would have thought if they were on the inventory you would be responsible for them.

    In our unfurnished property contract it says something like, "If white goods are left at the start of the contract then the landlord does not have to repair or replace them if faulty."

    We did not have any left, however, so had to supply our own - that is fine with me as I will take them to my next house.
  • I think the LL is on safe ground but he/she really should have pointed out that the items were left as a gesture of goodwill in your UNFURNISHED accommodation. if not, you could argue that you only took the property because the items were included.

    You could find your rent increases to cover your LL's costs or you could find yourself served notice to quit.

    My tenants broke a dishwasher and a fridge through mis-use and I refused to replace them. They reported the cooker as faulty and I had it replaced within 72 hours. My new tenants were not given a dishwasher nor a fridge.

    BTW, 'white goods' does not just refer to goods that are white. My white goods are silver.
