Has anyone ever bought/extended property in a conservation area?

We are looking at a 1960s bungalow which is deemed as being in a conservation area. To be useful for us, it would need an extension- the kind that usually falls under permitted development.
When I contacted local planners, they mentioned the conservation area, and said regs may differ. We would also like to take out some of the old uPVC windows and replace with newer ones which are bigger.

I just wondered if anyone had any experience with changing these more "modern" properties in these areas that have no real historic value other than being inside that area, and how tricky it was- there are plenty of listed buildings in the village and also Roman remains so i believe this is the listing reason.

I should also say that we are waiting a reply from the conservation officer, but was wondering if you've done this, did you use builders or architects to hell out/ were they worth it? Or some one more specialist?

See what the conservation officer says. Conservation area status relates mainly to the built heritage and will be concerned with the aesthetic qualities of any changes you'd make (style, materials, size). Because of the recent age of the property, I wouldn't expect the replacement of windows to have conservation issues, but in terms of the extension they will be looking at whether it impinges on views from or immediate environs of historic buildings. New development can be accommodated, but needs to be sympathetic. The area's well-known for Roman remains - I don't know the details myself, but the council's archaeological officer will, and will be able to advise on whether there would be any concerns about an extension (e.g. need to provide a heritage statement with a planning application).

Thanks, useful information. I heard back from the conservation officer who stated she would have no concerns and a permitted development on that particular property wouldn't require any other input from, aside form the usual- not overlooking other properties etc.
so, now to see if the vendor will accept any offer we make!
