What's a good area in or around Manchester to purchase a buy-to-let property?

    And I speak as someone who spent many a Lambrusco-fuelled evening crashing around houses in Fallowfield many moons ago. Ah, those were the carefree days!! :rotfl:

    Just to be clear, having read this back, I have come a long way since then, and can you even still get 1.5l of Lambrusco now? Eeuurrgghh...

    With a 100k budget I would look at North Manchester, Blackley, Middleton, Failsworth. These areas are close to the city center and are within the M60 border (with the exception of Middleton which is just the other side.) It is cheap to commute into the city center from these areas and property prices are much lower than South Manchester.

    Example, a "Middleton Rider" bus ticket would cost £9.50 for 7 days which makes the area, in my opinion, attractive for renters who can't afford City Centre rents but need to commute in daily.

    Moston has a train station (journey time into City Centre = 6 minutes)

    Hollinwood, Failsworth, Newton Heath all have tram stops which I believe are in the region of about £60 a month for season tickets.

    Chorlton, Didsbury, Sale, Altrincham, Withington, Nothernden, Prestwich and Whitefield are nice areas but out of your price bracket.

    I'd say Victoria Park and Fallowfield are out of your price too as student landlords with hundreds of properties tend to snap the student suitable ones, and the others would be much harder to rent out.

    Levenshulme and Burnage may be in your price range and should attract young professionals.

    City Centre has loads of empty flats, so I wouldn't risk it personally.

    Gorton, Mosley and Harpur Hey are all in your price range but you'll likely get lower class of tenant (but then again you could anywhere).

    Consider Salford- Worsley, Walkden and Boothstown are nicer areas, or go near to the university (within a mile) if you fancy the student market.

    You'd probably get much better value for your money looking in the commuter towns around Manchester such as Warrington, Wigan, Bolton etc
    Its amazing how these banks can't even do simple calculations correctly..............

    This is exactly what you should be doing, well done!

    Reducing the available housing stock in a City you do not know to make a few hundred pounds a year.

    Making it even more difficult for first time buyers to buy.

    If you buy a house for under £100k anywhere in Manchester good luck with that :money: you will certainly need it. I look forward to the follow up threads.

    Moss Side and Rusholme will probably be in your budget of 100k. Hope for foreign students renting the house out.

    The other areas you won't be able to afford or not a huge rental market for private rentals.
