Caught EA lying... Help!!

    Yes I would definitely call them out. And I would do it face to face and not on the phone either. And I would probably sack them and find another agent.

    You don't know this EA has intentionally lied to you. They only know what the other agent is telling them. And what the seller is telling them. Maybe the two don't quite match and the EA is telling you what their view is, based on two sets of differing information.

    I don't understand what you are waiting for. If you want to get quotes for work required, just make an appointment to view and take the tradesman with you. What questions do you need answering? Do they really make a difference to whether you want the house or not?

    If the house has been on the market longer than normal, perhaps it's the seller who is flaky? The EAs just want to get it sold and get their commission. It's never their intention to string people along and hang things out - they want to sell every house and get to exchange as fast as they can.
  • If you get the feeling the seller is desperate, that works hugely in your favour! OIEO are simply a desired amount probably set by EA and seller, so be ruthless.
  • If your house isn't under offer then you are in no position to start asking about cost of works because you are not proceedable. Many EAs/vendors don't allow viewings from people that are in this position because it is likely a waste of everyone's time.

    Yes I'm thinking along the same lines. Who would want you wasting everyone's time taking tradesmen around when you're not in a proceedable position?

    Perhaps the other side to this is that one or more of the parties involved is trying to tactfully put you off...?
  • I am proceedable... The agent knows this. The house needs work so it's not unreasonable of me to get an idea of costs.
