rented cottage - contents insurance

my mother rents a cottage in the mountains, water tank has leaked all over her guest bed leaving her with a yuky mattress who is responsible - her contents insurance or the landlords insurance? All the furniture is her own. Before I get her to find all her paperwork, thought I would see if there was a quick answer!!

If it is your mother's contents that have been damaged then it is her own policy that is providing cover - the landlord's policy only covers the buildings and his own contents (if covered).
If the landlord has been negligent in looking after the water tank then there is a possible claim under his property-owners liability section of his insurance policy. This would have to be done to recover the excess.0 -
To add to the above, to prove they'd been negligent you'd have to prove they've failed to do what a reasonable person would do (or done something that a reasonable person wouldnt). In this sort of case it'd really be that she had told him previously of its poor state of repair and he had done nothing to solve it.
Her insurance should pick it up without major problems0
