We just went with the price the EA said. We thought it was too high at the time, which is why we have reduced it.
Our street is right on the border between a really popular and expensive leafy suburb and a not-so-nice inner-city area, so pricing can be difficult, although in 'feel' our street is much more like the nice one than the nasty one. The EA is located in the nice one

Gut feeling is the EA that markets in the "nice" area will have a harder sell to people looking in the "nice" area of a house on the border.
Up selling to people looking in the other areas is probably a lot easier.0 -
The viewing has happened and seemed quite positive and we have another on Sunday

We had a viewing this morning and the people seemed keen. They were used to these sort of houses, so were not put off by the downstairs shower room
They have finance in place and no chain. They discussed whether we would accept an offer. Hope they decide to have it!(AKA HRH_MUngo)

Revisited this discussion just to update to say we sold the house to a young family (first time buyers) who loved the fact that it had three double bedrooms and two receptions and were not put off by the downstairs bathroom, for just under the asking price.
Thre sale completed 10th December 2015.(AKA HRH_MUngo)
