Rights of property to be purchased: 'shared service media'

I have received title transfer documents and under schedule 1 I am granted a right of way by foot or by vehicle to my driveway, which makes sense, but also a right to use 'the shared service media' serving the property. What would that mean?
I would have thought it would be something like communal aerials/satellite dishes in a block of flats, but that wouldn't apply to a house. As the developers solicitors have sent over information which includes management fees that do not apply to my plot I suspect that this may also be an error...

Is there something like Virgin cabled-up broadband/phone lines to the road?
That's what my first thought would be about that and I would be wondering why they bothered to mention it - because, of course, I'd be able to use my phoneline obviously.
As you say, it could well be a mistake - but just as well to get it sorted out properly.
EDIT; Do be very very sure re whether there are any odd "extra bills" on your place - over and above what we all expect of the standard stuff (ie our fuel bills/our insurance/Council Tax/our water) and get it in writing.0 -

Might it be free use of cable? (just a thought).
Are you doing the conveyancing yourself? If so, I suspect you are out of your depth, so get a solicitor. If not, ask your solicitor to clarify to you which charges, AND rights, apply to your property and what they mean! That's what you are paying a professional to do.0 -
...and do be very sure that, if its someone other than a solicitor (ie a conveyancer or legal executive) that they are doing their job properly on your behalf and dotting i's and crossing t's.0

It's a new build, yes. There will be FTTP installed by OpenReach, so perhaps it means that...
I'm not conveyancing myself, this information comes from letters and documents forwarded by the paralegal doing it. I do like to read through things and make sure I understand them as best as possible though.
I will get the point confirmed through my solicitors, but it seems to be a very slow process to do so... :S0 -
Just as well to read things through fully yourself.
There are times when we all suffer under the delusion that legal execs/paralegals/etc MUST be brighter than we personally are etc etc - and then wish we hadn't been so daft as to trust them to know their job properly.
The only virtue of that is if you see someone else's actual proper solicitor mucking up and getting things wrong in a way that "person in the street" you wouldn't do and realise that others have been even more naïve than you were about expecting people to know/do their job properly.:cool:0 -
Service media is any pipes or cables etc - so as well as telecoms, electricity, water, gas, sewerage...there may well not actually be any shared service media and everything branches into your house directly from the mains, but the clause covers the situation where there's a shared pipe etc going through your garden.0
