Extensions

Hi


I in year I would like to get an extension to my 3 bed semi detached house, most likely only single storey however I have no idea of what is involved or what the order in which to do things.


Can anyone shed any light.

    It will cost around £1000/mtr.

    It will cause a lot of dust and mess even with the tidyest tradesmen.

    It should add twice the build cost amount as an increase in vale (ask estate agents their views, or neighbors, 'cos it may not be worthwhile, if you loose too much garden.

    Do think about doing a an extra bedroom, too, as this again should be value adding, as well as less costly at this stage.

    Think about moving instead, but get all planning permissions in place, for a potential buyer.

    Its hard work, hassle but plenty of people do it. And say 'never again!!'

    Don't agree with two of the statements above.

    1) £1,000/m2 is basic shell only. Its a lot more than that for finished.
    2) That might be true in London or other very desirable areas but not everywhere. I live in an average town in the SE, spent 60k on a single story extension for my 3bed semi and it has definitely not added 60k in value - possibly half that. In most areas no matter how much you improve your house, a 3 bed semi is still a 3 bed semi...

    A 3 bed semi is a 3 bed semi & no matter WHAT you do to one it will still be a 3 bed semi . . . .

    The secret of making money from property developement is taking a 3 bed semi and making it a 4, or even a 5 bed semi !

    If you can do this for less then the difference of a 4 / 5 bed semi in your local property market then you become what's called a 'successful' property developer.

    If you can't . . . then no amount of help from the internets is ever going to be enuff'.

    I don't think we would be allowed a two storey extension and adding an extra bedroom, it was more of extending the galley kitchen and knocking through to create a larger kitchen dinner with an added room/conservatory at the back of the house.


    One at the market at he moment is a good £35k plus the normal sized houses on the street (It recently sold for £215k and the average asking price now is about £160-170k so you might make you money back but not much more but it was more about having the additional living space.
