    We've remortgaged for the build and luckily the mortgage company sent all documents they held which included drains layout, he has marked where he will connect up to the line too.

    not all drains are mapped, ours weren't.

    We had all the documents as well as we had just moved in and had surveys done etc.

    As mentioned already by FURTS, watch out for complete and accurate measurements.

    We had a single storey extension built a few years ago and I was astonished when the foreman started the job by looking at the plan, looking for the third fence post in the garden and then putting in the first marker peg "a bit further" down the garden! All down to the architect not putting every measurement in....

    Luckily the foreman was a brilliant builder and it all turned out perfectly. We didn't invite the architect to the party when it was all finished though.

    did you pay for/ask for a site setting out dimension drawing or any on site works from the architect?

    Planning and reg drawing packages are produced for very specific purposes, as are setting out drawings.
    Most reg drawings will state that they shouldn't be scaled/used for construction and that discrepancies should immediately be reported to the architect...
