    Only you know if it's worth the effort. If you don't pursue it though the git will just do it to the next tenant.

    My tenancy ended on Tuesday and the check-out inventory was done on Wednesday. I'm still waiting to here if I get my deposit back or if there will be deductions so I'm in the same boat as you.

    Any attempts to charge for a "professional" clean when I left the place spotless will result in me telling the letting agent to stick the deduction up their jacksie.

    I dont think Pixie is arguing that you have / are, a bad cleaner(s).

    I'm sure your work ranges from good to excellent.

    The point is there is no official point of registration to be a professional cleaner.

    You have a membership, which entitles you to bid on work with the construction sector.

    Similarly Health and Safety certification is not a body which recognises the professionalism of the work. Simply that it complies with H&S standards.

    We recently went through the tds. The emphasis is on the landlord to provide evidence to substantiate their claims.

    For us the case seemed to hinge on having a co-signed check in and check out report and any evidence such as photos, has to be taken within a couple of days of the start and end of the tenancy. In our case it was 6 + weeks after and there wasn't a checkout so we had the full deposit returned without any real questions being asked.

    Any non-disputed portion of the deposit should also be returned to you immediately.

    Allow a month once you have submitted a claim to the tads, it takes a while to gather all the evidence from all the parties and then make a decision.

    I spoke to TDS today and they said claims that the paperwork may be fabricated in whatever kind of way need to be dealt with by the property ombudsman and not them. Seems like a lot of effort, don't know if it's worth it?

    Again, this is irrelevant. Whether the paperwork is real or not, whether the guy who may or may not have cleaned the place is a "proper" cleaning business or not is irrelevant, and you don't need to complicate things with the TDS by even bringing it up.

    Just claim your entire deposit back, tell them that the landlord is trying to charge you for a professional clean of the property and that the property is far cleaner now than it was when you moved in. That's it.
    It's then up to the landlord to prove otherwise, and if he doesn't have a checkin and checkout inventory, he can't.

    Dob him and his mate in to HRMC! Earning money as a cleaning company...... well there will be some tax to be paid on that. Once they start investigating you never know what they may turn up, like has he paid tax on the rent you have paid. No one should be allowed to cheat on tax.
