Buying new build home - Jelson

Has anyone had any experience of buying off Jelson? I've seen a house that I'm interested in. Curiously it seems to be a house-type that doesn't sell quickly on most of their sites. This is priced at £264,950. At similar sites in Leicester the same house type has dropped from £279,950 - £249,950 and £279,950 to £259950 at another site.
It would be good to hear if anyone has recent experiences of negotiating on a new build purchase, or any general experiences of Jelson Homes.

Lol - quick update in case this ever comes up in google. Wasn't offered Part Ex by Jelson. They said the report they rec'd meant they'd struggle to offer even £160K for the house. The house is in immaculate condition (I would say that but it's been professionally decorated), is only 8 years old. I was geniunely expecting around £175K - zoopla suggests £185K (although I know that's not always accurate). Am very disappointed.0
