Dear Moneysavers...
we just bought a house nearly a year ago and had a survey done on it. It didn't point out anything about the roof but I'll admit it doesn't look that great.
Anyway we had a company come over (cosy homes) and quoted us for a roof restoration. The facts:
The job contains:
They expect the job to take 4-5 days in a team of 2-4 people.
They charge £5,000 including VAT.
5000 seems an awful lot when you can get a new roof for just twice the cost. my questions are:
is the quote fair and does our roof look like the job actually needs doing?
thanks for your responses!

Anyway we had a company come over (cosy homes) and quoted us for a roof restoration. The facts:
- Size: 94 squaremetres
- Built in 1930, semi-detached
- mix of clay and concrete tiles (clay are vast majority, when an extension was built concrete tiles were used)
- pictures of roof are here: https://onedrive.live.com/redir?resid=662B9E48BF287D06!77301&authkey=!APxZEzvU-iXFstc&ithint=folder,JPG
The job contains:
- pressure washing the tiles, replacing tiles that come out
- re-cementing the top tiles (the ones that hold the roof together)
- sealing the tiles with their product to weather proof them but keep them breathable
- remove aerials
- removing all rubbish, putting up the scaffolding
- cleaning up after them
- all material
They expect the job to take 4-5 days in a team of 2-4 people.
They charge £5,000 including VAT.

What I see is a roof with a few slipped tiles that needs to be put back into place. Possibly a few ridge tiles re-laid on a bed or motar.
I see a rear section of the roof which has different colour tiles due to the chimney (probably bedroom fire) being removed, and roof made good.
I see water running off the sky light, a sky light that needs a clean from the inside..
What I see is a roof that does NOT need jet washing, but instead a few hundred pounds spent on it... Try to get a quote from a local roofing firm.
Unsure if this is real or not...

Thanks Alias! This guy seemed to try and make us think that if we didn't do something soon, we would be having to buy a new roof and get mould inside!0

I agree the roof looks ok and the quote sounds like a rip-off. When we bought our house a couple of years back the surveyor suggested the roof needed a complete overhaul or replacing costing loads of money. A local roofing expert said he was talking cobblers and we had everything fixed up for about £500.
If I was going to spend £5k I would want a whole new roof!Thinking critically since 1996....0 -

Our surveyor told us the same thing, think I'll get a local roofer round to check as we have a couple.of slipped tiles, certainly would be cheaper than the existing roof being re-laid as per the survey.0 -
I think that is very expensive, I paid 5k for a new roof, with insulation panels, and new soffits and fascias about 3 years ago.0
