We found a house we like which is on the market for 6 months. It is on a corner plot with a very overlooked garden which I believe puts people off. The asking price is 325 and we offered 270K. The EA immediately emailed saying there is another higher offer (even if he told us the vendors had no offers on the house). Anyway we upped our offer by another 5k which was our best and final. We think it is a fair offer based on the houses sold close by. EA implied the offer will be rejected by the seller and we have to give 10k more which we refused. After a week we were told the vendor sold it very close to asking price...
One week after and the property is still on the market. Shall we get back to the EA or try to approach the vendor directly?

I have found that some EAs keep properties listed as for sale despite being under offer stc. I presume so people can call up to be told it's sold, but 'let me take your details'.
You have offered your max, which is way below asking and you've been told they want £10k more. I'd leave it as in your opinion its not worth that.0 -
If it's worth more to you, go back and offer more.
If not, keep looking.0
