O/o price in Scotland , what to offer? What a seller wants?

Have you got propertybee installed, and have you checked other recent sold prices?0 -
If it is the property I think it is based on your description - price and reduction amount/date, it was also up for sale in December 2013 for o/o £137k and looks like it did not sell (Zoopla shows the history and the furniture etc looks the same)
With a history like that, you should be in a good bargaining position
Some areas will see properties selling quick and over the HR value, others not...your solicitor would be best to advise

i have been keeping an eye on this area and the surrounding ones since last October, and 4 months does seem quite a long time in comparison to vaguely similar properties.
i will be asking the EA why it hasn't sold, when we view the house. i expect if there is a specific reason, it will become apparent quite quickly.
I dont have property bee, no. would someone be able to do me a huge favour and look it up for me?0 -

However do not let it put you off! Our home, we have just moved into 10 days ago. was up for sale for almost the same amount of time, had a sale fell through, and another offer accepted then fell through..... in the end we paid 0.7% above the o/o price.0 -

You offer what you want to offer: Nothing to stop you offering, say, £115k if you wish to. It is up to vendor to respond as they see fit.
"Offers over" do not preclude offering under (I've done it, successfully, after an unpleasant exchange initially from vendor... who refused 1st offer: I waited a week, made exactly same offer again, accepted.)0
