    I hate gumtree, I used it before and a lot of dodgy landlords on there.

    I have used it as a landlord and found a lot of dodgy tenants .
    Having said that my latest tenant came via gumtree he works as a distribution manager for next .

    I would never use gumtree. Far too many scams amongst the genuine advertisers.

    ps: always love that expression: "fell pregnant" - "Oops, I tripped and landed on your p***k." With so many options for contraception, not to mention the morning after pill, genuine 'accidents' should really only be 1 in 100,000 these days.

    There's the problem, not way of ensuring protection for both parties. Tenants don't get checked and landlords neither. Met some landlords who were blatantly dodging tax and asking for rent in cash every month.

    Just to say, amongst all the sceptics, I found my flat on gumtree, landlords are a really nice older couple, flat is lovely and any issues are dealt with quickly, it's such a pleasure to not have to deal with a letting agency. I recently had to go away for a 7 week period and worried they wouldn't be impressed about this, but they offered to come round and check on the place once a week and collect my mail and turn the heating on if we got hit by a very cold spell. Which was lovely of them.

    Everything is totally above board. They obviously asked for character and residential references and also proof of income from me. And I did all the relevant checks possible to make sure they were genuine too.

    So if you are careful I don't think it's that bad, maybe I just wasn't looking in a dodgy area though :p

    Nothing major, but I felt secure having checked out their registration number, spoken with the previous tenant and collecting keys and signing contracts at their own residence.
