Land Registry - Fast Track?!

Hi

I was wondering if anyone could offer some guidance regarding the current backlog at the Land Registry and whether we would be put on the fast track? I understand that you can no longer pay for this.

Basically the situation is that my girlfriend purchased a property with her friend 6 years ago. This was under a help to buy type scheme that was in place at that time. My girlfriend and I have now agreed to purchase our own property but in order to be eligible for our own help to buy scheme she needs to be removed from her current mortgage.

There are 5 separate parties involved in her current Mortgage therefore it is complicated and the process was started last October. We are however coming to the end.

Our solicitor has now told us that she needs to send the paperwork to the Land Registry. I assume this is the ID1 or TR1 etc. However she stated that they will either fast track the application or deal with it as non standard which could take months not weeks in the current backlog.

The property that we are buying has been built for over 2 months and is stood waiting for us. We face losing the home we have had built as the builder will not wait much longer.

Will this be eligible for fast track? How can we get on the fast track? How can we speed up the process? I understand a letter from us and the solicitor may assist?

    Boroforever - as you state we are experiencing some delays with particular types of casework and new builds are one of the types affected.
    The average completion time is currently around 40 working days

    Where the delay is affecting a linked transaction, namely there is an onward chain or another event such as a mortgage application is reliant on the registration we will consider expediting the registration where we can. I assume this is what you solicitor has referred to as 'fast tracked'.

    We will only consider expedition where we are asked to do so by the applicant so it is never an either expedite or non-standard as you put it

    In the circumstances posted I would imagine your solicitor has already been in touch to advise us of the linked transaction(s) and requested expedition. If they have not then I would encourage them to do so or you can Contact Us and provide the relevant details re the property/title number and the urgency involved. We will then look at the request and respond as appropriate.

    With shocking delays like this it must mean that the Land Registry ids clearly under-resourced and underfunded.

    Considering the truly huge amount of money being raised via Stamp Duty, this is scandalous.

    I had an entirely different situation in which I needed a property to be registered. The information I got was that, in the normal run of things, they are currently processing applications from February/March, but mine was fast-tracked and got done in a week.
