Tiled Replacement Conservatory Roof Cost ?

  • I have just agreed to pay £19,400 for a Sublime supalite roof on my Hallmark conservatory. It will be well insulated, have 3 velux windows, low wattage spotlights and be plastered finish. It is large at 7720 x 3060 ie 8m x3m. Am I mad? I did want a ' proper extension but fear the price will run away and be more than I want to pay. Any advice gratefully received especially if anyone has figures or prices they have paid. Cheers Celia

    I am at a loss for words at this price.

    A conservatory is meant to be built with a glass roof in order to let in light and see the sky - why spend all this money to defeat this aim?

    To give an idea of value I have recently built a conservatory with a glass roof for a family member. Whilst smaller than yours at 4.6m by 2.3m, the build costs with stripping the site, and erecting a new conservatory with a glass roof, extensive insulation, proper foundations and walls, and landscaping the garden cost £9000.

    I had a sun room built to exceed the latest regulations and finished to a standard way in excess of the norm. It cost under £10000.

    Hence, £19400 for a replacement roof? Someone is having a laugh here.

    There is a Tiled Conservatory Roof company on Facebook giving out rough prices, for a 3x3 they say about £5k for a Tiled roof or £1500 to insulate, internal plaster etc your current roof.
  • Hi, I've been thinking about changing my conservatory roof for sometime. I've just had quote of £12,600 from Eden Windows in Kent. This includes all building regs.

    I assume you've had the work done now?
    How did it go and are you please with the results?

    How does it include building regs when a conservatory is exempt, given that it is classed as an outbuilding?

    If they want to class it as an extension and therefore subject to building regs, it would need more than one of these roofs.
    Everything that is supposed to be in heaven is already here on earth.
  • I've been told that by adding a solid roof to the conservatory it then becomes classed more as an extension, hence change of use has to be applied for and it that also means it becomes subject to building regs.
    However, i'm not just taking their word for it, i'm also checking this out with my local council's planing and building control office.

    Not at them prices I havn't ! If it was about £2k ish for my 3x3 I might of been interested.
    For £5/6 k I'd want a whole new conservatory, any more I'd be thinking of pulling the conservatory down and having a proper extension/sun type room built.
    I just thought it was a good idea just replacing the roof but the prices getting mentioned, I'm not that interested.
    What size is yours ?
  • Conservatory is 3.5 x 4.5. Agreed the price i was quoted was way too steep. My mate is having a double storey extension built at the moment so i'm going to ask his builder to quote for the same size (3.5 x 4.5) single storey extension. Cheers:beer:

    I'd go for a single storey extension, plenty of windows with at least 2 Velux windows in the roof, small spot lights in the ceiling with a radiator plumbed into the system :)
    I'd be interested in your quote, just out of curiosity really & to compare to your £12.6k quote just for a new roof !
