New build negotiations with David Wilson

hi all,
This is always my first port of call for advise.
I'm embarking on buying a house with the misses from a new David Wilson development and need some blagging advise.
We're in the early stages and have reserved a plot, everything round us has been going very quick so got on this plot quick, here's the buts.
It's bloody pricey, 100k more than my current new build I've been in 18 months, and we're going to do a part ex deal with them.
They go on about their 5 star rating and premium build and I must say their houses seem a cut above the rest.
They did say you get zero white goods, carpets and turf for that price as well.
So with the part ex deal in mind and the demand on property like this in my area what's my bargaining power?
In an ideal world I'd pay the asking price and get the stamp duty, extras and white goods for free, is this atcheivable.

You can ask, but depends on the area. 10 miles from me developers are giving stuff away the area I'm moving to the developers will give absolutely nothing.
Part ex'ing probably won't help because that is an incentive in itself0 -
Too late to bargain after reserving. And if they're going that quick then probably wasn't much chance even before.0

Thanks for the replies so far, the sales girls did hint we should be able to get something but it was very vague.
There's another 3 bed on this phase which is actually a bit cheaper so we're going to keep an eye on that to see how quick it goes, I will update the thread as I go0 -
I would ask for flooring, then. I had that thrown in for free at Barratt without even asking even though I reserved on the day the plot released.0

For a part-ex, DWH will make you an offer pending their valuation survey, based upon the estate agent valuations. In your response to them you can accept their offer of part-ex value and negotiate any extras at the same time. It may be that they have already anticipated your negotiation and built that into the part ex offer price. Either way, they have a set amount in the incentives pot for each plot, ranging from 0 to 5%. If the plot is in demand, you'll be lucky to get stamp duty and nothing else. But if you don't ask, you don't get.
The true value of the part-ex will vary, depending whether it would be easy or not for you to sell it yourself. If not, then achieving a sale is often worth its weight in gold just as a means to moving the process along.0 -

The misses has just informed me it's a scheme called move maker, they simply market it, sell it and cover the fees involved, so I guess everything you said about the 0-5% still applies?0 -
Thanks for all the replies here, quick update for anyone in similar position and to help others.
The house is on the market and viewings are going well, we should hear this week, DW did actually agree the price I wanted with me and I'm not budging. The girls in the office have verbally agreed stamp duty will be paid and turf will be laid, so that's good, now onto the cons.
Extras are expensive! with DW you don't get anything, no white goods, carpets or flooring. These things come at a premium, they've quoted me just over 3K for carpets in the lounge, landing and bedrooms. The lovely sliding door on the wardrobe in the show house isn't included either, this is £800, the spot lights are £65 each and they haven't even quoted the flooring yet. Obviously I'm not bothered about white goods but the flooring and carpets might be a deal breaker for me, i've requested a meeting / wrestling match with the sales manager as I feel we're paying a high house price anyway (just over 350K for a 3 bedroom)
anyway, that's where I am, I consider myself a pretty good negotiator so we shall see, would be good to hear anyone with similar issues.0 -

The plug has been pulled on us be DWH, overall I'm pretty shocked a supposedly 5 star builder goes on as they do.
The move maker is a system that I can rarely see working, DWH don't pay the already unmotivated high street estate agents full market fees, this means you're stuck with 2 estate agents that simply list your house on rightmove and just wait for enquiries, being that everyone is on holiday this time of the year foot traffic was minimal, 3 viewings with 1 agent , 0 viewings with the other.
After 3 weeks they lowered the price and after 4 David Wilson got very pushy with getting us gone, I suspect they had a cash buyer for the property.
I suggested I market it for 4 weeks with an online estate agent out of my own pocket for £699 (who i've had very good results with, almost too good to be true)
and they hold the plot, just so I could get a fair shake at the process, they said absolutely not and terminated on us.
Luckily Bovis appeared down the road and for 40k more we can get a 4 bedroom with a double garage in Cotswold stone, they have offered part exchange and made us feel like they actually want our business, but I guess that's a new thread.0
