I am hoping someone can help me understand the valuation the bank has done on the house I was hoping to buy.


The valuation report has highlighted the following:


"Indications of dampness and unevenness to internal timber floors. A specialist timber and damp survey should be commissioned before proceeding. The property is in acceptable condition for lending purposes and reflects the fact that there is wear and tear to some items and that maintenance, repair or upgrading will be needed. There is evidence of bowing outwards to external walls. A cavity wall tie inspection should be undertaken before proceeding. It should be noted there is evidence of structural damage to the detached single garage and it should be confirmed that lintel supports over the front bay window have been replaces as indicated by the vendor as there is evidence of historic movement in this area."


I have asked for a quotes to get the additional survey and this is coming up to £800!


I was wondering if anyone has any experience with these types of problems and if it is even worth going forward.


I would be grateful for any advice!

    Where did you get the extra quotes from? I'd be looking at companies who take the cost of the inspections out of the work should you get it done, you could also ask for the vendor to go halves with you and he get a copy of all reports- he could then pass these to other potential buyers should you pull out.

    Thing is, if cavity wall ties are in place and working then the bowing wall isn't an issue, if the lintel has been replaced same thing.

    The damp may be a lack of damp proof membrane, or the current one needing replacing - it may meal floorboards and or joists need replacing. You won't know until the inspections are done.

    I am not sure I would consider a bowing wall to not be an issue, ties or not.

    OP - the valuation survey is just that, a survey your bank has commissioned to tell them whether they are likely to not get their money back in case you do a runner to Peru after 3 mortgage payments. It tells you nothing at all useful.

    Find a surveyor and get their professional opinion.

    Sounds like my first house! We had to repair the floor boarding and timbers floor due to rot on the ground floor and replace a failed concrete floor in the kitchen. Then there were wall ties and anchor straps fitted too. But it was valued to reflect the work needed. Sadly we paid way too much because the market failed badly and we sold it later at a loss (5 years later) but we made it back and a lot more on the house we moved to.
