    If the only pressure to move quickly is impatience, I'd say bide your time and give the sellers a chance! One month is barely any time to find yourself a new home. I know it's difficult, but the house buying process is one where being impatient will only drive you up the wall.

    I've been looking to buy since the start of the year and have all my ducks in a row (proof of funds, AIP, solicitor, etc.), but with so many other interested buyers out there, I've not yet met with success. Even if your sellers do find a place, they have to go through the same competitive process to buy it as everyone else, so there are no guarantees they'll get it. I'm sure they're motivated to move ahead quickly because they won't want to lose you as buyers, but they can't magic a house out of nowhere.

    I would have a think about how long too long would be for you to wait. You could, for example, ask if they would consider moving into rented accommodation if they haven't found somewhere by the time your mortgage offer is due to expire. Bear in mind that they're probably feeling the pressure anyway, so heaping more on won't necessarily help your cause.

    It can take as long as it takes if you put no conditions off offer.......


    As a backup, keep on looking, you may find somewhere that is better than your "offer accepted" house which is chain free.

    our mortgage offer runs until December end of the year so we have a very long time before that runs out.

    Its just the excitement of moving into our first home together that is making us think are they taking too long I think! :)

    I am in a similar position. Offered on a property 2 months ago with the vendors still yet to have found somewhere they would like to buy. Very stressful period because I dont know what the vendors are thinking or what they're doing. Within the next few weeks I will be asking them to consider going into rented.

    I havent fallen for the trap of paying for a valuation and solicitors fees though.

    A month is nothing, I understand how frustrating it must be having to wait but I certainly wouldn't be rushed in to buying a house I didn't really like.

    Renting isn't an option for some people unfortunately so if I was given an ultimatum I'd have to say, sorry but pull out then.
