    The point is that there is nothing you can do in your position apart from take a hit on the purchase price by selling to someone else (which i assume you are not willing to do).

    Tell him that you're not doing any work and he can exchange or eff off.

    From your previous post i doubt you are prepared to do that.

    Essentially your position is weak because you have to move - does your 'buyer' know that you have to move?

    I suggest that you are unlikely to 'win' in this situation by strong arming him, demanding that he exchanges by Friday or anything.

    I suggest that you make a contingency plan to see yourselves through not selling the house. Once you know that you can do that, you will be psychologically stronger.

    With that contingency plan in your back pocket, tell your agent to put the house back on the market but to continue to progress the sale to your present 'buyer'. Let your solicitor know too.

    You can get really big and cheap carpet offcuts on the bay of E, if you go that route.

    This is ridiculous. There are so many things needing replacing in our house but we bought 'as is'. Tell him a time frame in which to exchange and don't cave to 1 of his wants, otherwise you'll have to cave to them all!

    He viewed the property in that condition so why the big deal?

    We are in the process of buying and I happened to speak to the vendor myself and the vendor was saying they were doing ABC before completion and I said don't bother. We viewed it like that don't go out of your way to repair stuff we were willing to fix. Talking minor things. We will probably make changes anyway undoing all their work.
