Building regulations for ensuite

Hi!

We are very very close to exchanging on a place. It has a new ensuite put into one of the bedrooms a few years back. Our solicitor wrote to their solicitors about 6 weeks ago asking if they had building regs for the electrics/plumbing. As far as we know there has never been a reply and now all parties (including our solicitor) seem to be rushing to exchange/completion this week despite us never getting an answer on this or a few minor points. I'm going to ask my solicitor to confirm if there has been a response before we proceed to exchange but pretty sure if there has been a response the answer will be no.

If that's the case how big a deal is this. What are the implications immediately or down the line when we want to sell the property on. Should we be insisting on some resolution before exchange?

My heart just wants to plough on and exchange regardless but my head is worried as we have no idea how big a problem this is and have had no communication or advice from our solicitors.

    Similarly, I'm not a professional, but as its only an ensuite (not a loft conversion or home extension?) it wouldn't bother me...
    .. unless you plan to sell on in the very near future - assuming not?

    And when you do, it's hopefully not something you'd have to declare when asked; 'have you done any building work'; as you haven't.

    After all, every house has a bathroom, and many don't comply with modern regs (e.g half the rads and baths and handbasins in the country lack electrical 'bonding to earth')

    Ask your solicitor if an indemnity is practicable, and if so, try to screw the £50 or so cost out of the other side; but that would point to there having been a problem in the 1st place.
