Do EAs make up 'offers'?

    After we put an offer in on a property another higher offer 'miraculously' appeared. Before we offered we set our limit and stuck to it despite what other offers were. After our first offer increase we made it clear we were still viewing other properties. We got the house 3k under our max. I strongly suspect this other offer was invented as the reason the vendor chose our offer was 'the other party was self employed so might take longer'. At no point had the agent asked us how quickly we could proceed.

    The irony is I used to work for another branch of this estate agency so I knew their tricks already 😂

    I don't believe this. Estate Agents cannot lie, because as evry fule kno and as it sez in Wikipedia, ( https://en.wikipedia.org/?title=Hippocratic_Oath ) they have to subscribe to the hypocritical oath whereby "new EAs have to swear, by a number of dealing gods, to uphold specific ethical standards"...

    Yes they do lie. You need to contact the Property Onbudsman and make a complaint. I successively did this some years ago. When the Onbudsman requested my file from the EA, Peter Heron had ripped out the incriminating page. It was taken seriously.

    I have seen 4 houses recently, all of them within days had lots of interest, 3 within 2 days or so had received offers. On one of the properties, i was told no viewings before Saturday allowed, so I went Saturday. When I turned up I was told they had an offer that was being considered. When I questioned about not being allowed to see it earlier, the EA went weird and said there was an offer by someone without viewing!

    I walked away as I can't take their games. The house didn't sell for months.

    Next time when I view I will tell EA before they say anything, let me guess, there has been another offer??!

    It must have seemed odd from the vendor's side mustn't it, if they had nothing to do with it? I doubt you made the story up, but I also doubt the vendor's daughter was being completely honest with you, assuming that she would have known what her parents knew.

    How would that be odd?

    They hired an agent to get them the best price. If they got an offer an declined it then it was the agent's job to get the offer increased, which they did.

    I find it odd that some don't think EA's would lie. They will have sales targets so squeezing a few thousand extra will go towards that.

    They didn't decline it, they accepted it. Then, according to the story, a month later the estate agent without consulting them invented another offer, got the buyer to offer £2000 more, then presumably called the vendor and announced they were going to get £2000 more without citing any reason.

    1% of a few extra thousand doesn't make a great deal of difference to any EAs sales target.

    Why risk jeopardising a perfectly good sale, earning a fee of thousands, to gain an extra £50 by making up another offer. It makes no sense.

    The few extra thousand does make a difference to your customer though, and as they are paying you to get the best possible price, why not?

    I don't think making up an offer is necessarily unscrupulous; it's a negotiating tactic. All you are really saying is that your customer wants more money. The reason why isn't material.
