    There are no houses that fit my criteria within reason. I don't want/need a 6 bed mansion or anything.

    My ideal want list would be;
    Garden (doesn't need to be huge)
    3/4 beds
    Reasonable size rooms (not new build boxes)
    Kitchen at the back of the house so can open up to view of garden with patio doors.

    They don't seem like very restrictive criteria, so maybe your ideas about 'within reason' on price don't tally with the market where you are looking?

    What's coming up that's within your budget?

    So there are no houses like this? If you forget the patio doors part, there obviously are houses with 3 bedrooms, a garden, and large rooms. There must be. Are they all outside your budget or is it the patio doors that are the sticking point?

    What area is it?

    3 months isn't that long to be looking, but you've certainly got a very limited choice at the moment...I'm sure I recently read somewhere that numbers of houses for sale are at their lowest for 38 years?!

    It just seems like nobody is wanting or needing to sell at the moment.

    With the wife and I it took us only two weeks. We looked at four houses and put an offer on the first. Three bedrooms, downstairs loo, two rear patio doors and a huge rear garden with parking. And at only £81,000. The rest, they say, is history...

    I'm in the process of buying a 1930's house with pretty much those criteria, so they do exist, but as gm4l says, we need to know where and how much.

    Our search took about 8 weeks. My criteria was fairly similar 3 bed, garden, child friendly location and garage with potential to make a fourth bed in the future, budget 180k. We wanted to be in one town or within a mile or so. After weeks of looking and nothing that fit the bill we realised the town we were looking didn't actually have any 3 bed houses with the space we needed. They just didn't exist! We expanded area and have found one in another village 2 miles away, it's only 0.5 mile from the kids school and is a really spacious 1970s house in a quiet cul de sac. Not the location we were ideally after but it ticks the boxes and needs some work so hopefully we can add value.
