Completing with outstanding work

Hi all,

Just wanted to ask a question in regards to a property we are purchasing (new build).

The house is due to complete the end of the month. We saw the property last week in its build stage and once complete, we verbally had a chat with the site manager in regards to next steps etc.
It was advised that if we can give them an extra week, handover would be much more thorough and generally things would be smoother.
This is due to a handful of homes complete on this date (30 or so) so cleaners are spread over 30 homes, builders are rushing to complete 30 homes etc.

Initially we were happy with this as we're not moving in for a month or so but realised that the completion date would still be end of the month.

So this would be a week after completion.

My understanding with the above is that we would legally have no leg to stand on should the developer decide to move onto the next phase or if suddenly all builders had to move on to another house.

And with that, we could even find we never get the work that is meant to be done in that week complete.

Can anyone advise?

Pros:
We are not in a hurry for completion so a week is fine (but don't want to then complete prior to the week.

Could find a better quality work if not rushed

More time with "house demo" on completion.

Cons:
Dont want the legal side complete despite knowing outstanding works are still to complete.

Risk of outstanding never been done

    If your mortgage offer would still be valid, tell them you will agree to complete a week later.

    The issue is not really with the offer as that expires in November.
    The issue at hand is that completion date will not move so it has to be end of the month.
    But where we can handover end of the month, they have asked if an extra week can be given to do the flooring - the date however for completion would not reflect that extra week.

    My best bet is that financial year end for them is June so completion has to be end of the month.

    We can say no and in that case, we will complete with the house and flooring completed on the 30th but handover and the remaining work "could" be rushed to meet the deadline.

    or we allow them the week, but still legally complete on the 30th - with the risk that there is every possibility that the outstanding items do not get done.

    Don't. Let them pull in extra contractors if needs be. Seriously, threatening a rush job will just mean more snagging issues. remind them of this. let someone with MUG written on their face accept their nonsense.
