indemnity

appreciate all help, thanks

my solicitors have asked for an indemnity regarding house purchase:

" Your mortgage valuation asked us to check that building control consents were granted for roof re-covering works and single brick constructed outbuilding as an annexe to the rear of the kitchen. Your Local Search did not reveal any and so the assumption is that these were not obtained. Again, we asked that the Seller fund an indemnity policy for lack of building regulation approval and as above, the Seller refuses to fund this. The one-off cost of the policy is £34.00 "

happy to pay obviously but is this really likely to cover me if building regs good?

    If your lender requires the indemnity you'll have to get it, whether you or the seller pay is irrelevant. Looks like your seller is refusing in this case.

    A cost of £34 suggests the insurance company consider this a very low risk case.

    many thanks. yes to be sure . realistically there’s no way the LA will be interested in enforcing building regs about a brick toilet and some roof tiles will they ?
