First time Cash buyer Solicitor costs .

Can someone please advise me on purchasing my first property.
I am a cash / first time home buyer who is using a mixture of savings - family loan and money from my business to purchase a property ( the money is sitting in my account waiting) .
I do not really want an mortgage but being a sole trader seven getting one may not be an option anyway.
I have been searching online for conveyance Solicitor locally ( Birmingham ) but have been getting quotes between £500 - £1400 , do you get a better service the more you pay ?


Also I would it be best to get a Solicitor first and all my paperwork sorted or find a property which could take months then when I find the right one ask the Estage agent who I am buying the property off to make it more straight forward.



I know it maybe basic questions but I have not experience of buying a property .

Any help would be much appreciated ,

    Cost isn't always an indicator of quality.

    I'm paying around £1700 to buy and sell. I would expect to pay around a grand for just buying.

    I'm using a Birmingham based firm who have been extremely efficient so far if you want a local recommendation.

    I'd get a solicitor lined up, open a file and then start hunting because if you get an offer accepted the agents will want your solicitor details. It won't cost you anything.

    Our solicitor was about 1400 for buying and selling, and was a local firm who was recommended by a friend, and had used them in the past. Not sure I would take a recommendation from an estate agent if you mean using their own solicitors?

    We instructed our solicitor before we had found a house and they, I think the phrase was 'open the file', which meant they took our details but didnt do anything with it until we were ready for them.
  • I'm paying less than £350 to buy, I'm in the south east but the solicitor is in the south west. Unless your purchase is going to be complicated then there's no reason to pay over the odds for straightforward conveyancing

    QS Davisons are the one's I'm using. Birmingham based and I'm very impressed so far. Extremely quick to respond to queries etc and don't drag their feet in sending stuff out to you.
  • If you are buying a new build then you should be able to negotiate hard in your position with the developer. Anyone that can move fast are developers key target buyers. Many first time buyers negotiate free legals, furniture packs and white goods. Type in new build Conveyancing or first time buyer conveyancing and you should be able to find your Conveyancer online.

    Rely on a recommendation from a friend or family who has used someone before. Remember the person charging a few hundred quid will need to make there money somehow i.e. with a larger caseload/less qualified staff and probably not worth it in the long run.

    Dont rely on the estate agent to recommend a solicitor. They only do it as they gets recommendation fee from the solicitor.

    Most work on fixed fees with set brackets dependent on house value.

    Thanks for everyones help , spent the last couple of days
    phoning around and it seems it iss going to be more expensive than
    I thought . The lower qoutes do not include all the searches etc , looking at around a £1000 all in .
