Renting out flat no agent

Hi all

I am looking to rent out my apartment. What is the best way to go about it with out paying for an agent. I see some companies offer a service where they find tenants and do paperwork which I don't mind paying for. Just wanted some ideas on finding the best tenants without the agent.

    What is the best way to go about it with out paying for an agent.

    Those 'companies' will want paying!

    Yes i don't mind paying upfront cost of a few hunread, but not someone who takes 10% each month

    It varies, but typically...

    Full Management: 10-15% of rent
    Tenant find & reference: 5-8% of rent

    I would strongly recommend not doing it yourself, especially if this is your first time as a Landlord.

    Where are you based...it varies around the country but I pay a tenant only find which includes referencing and tenancy agreement...the cost being half the first months rent plus vat

    Some agents will have special offers which are around £299 but you need to check whats included in that as sometimes it can be sparse.

    I have recently rented out my flat .Not my first let .
    I advertised it on gumtree ,and via an agent .
    The person who rented it seen the AD on gumtree ,but I directed him to the agent .Beware of relying on references from current landlord .If I had a bad tenant I would give a good reference to get rid of them .

    I would strongly recommend doing it yourself, unless this is your first time as a landlord. Agents are parasites and the sooner they go the way of the dodo, the better.

    Remember, quite apart from the management fee charged every month (whether or not anything actually needs doing), if repairs are necessary they will commission their contractor who they get a backhander from. So you end up paying twice......

    I would only consider an agent if I lived nowhere near the property and even then, I'd be reluctant.

    These places will advertise your gaff on Rightmove, Zoopla etc for a fraction of the price one of those spivs in a cheap suit will charge you:

    Not all agents charge commission on repairs. Your comments are unnecessarily vitriolic. Clearly you've had a bad experience with an agent, but please dont shove your hatred down someone elses throat and sell it as 'advice'. The links you've posted are..... links to online 'agents'. Yep, those parasitic creatures you hate so much also work online......

    Just because you don't like my advice, that doesn't mean it's wrong.

    I know you're a letting agent so you have a vested interest in my comments. I'm would use agents if I felt they offered anything worthwhile - in my view they don't.

    Even a high street agent who offers a let only "service" charges 5 - 8 %. For what, exactly, when Upad and the others will charge less than 1%?

    I wouldn't use those online agents either if there were a way to advertise on Rightmove, Zoopla and others without using the parasites. Until that happens, we're stuck with agents but that's no reason not to minimse their costs - hence my advice.
