    That "garage"(down the side) has patio doors and a chair in the window.

    The back garden view - quite right. I missed that, having been looking from the front of the property on street view....that 'extra room' (it'd be pretty unusual to have patio door access from a garage) doesn't appear to be included on the floor plans, either. Very interesting!

    Some councils turn down garage conversions unless the house already has two parking spaces. It's a matter of policy not a comment on how suitable the building is (or isn't).

    Planning Permission

    Planning permission is not usually required, providing the work is internal and does not involve enlarging the building.
    Sometimes permitted development rights have been removed from some properties with regard to garage conversions and therefore you should contact your local planning authority before proceeding, particularly if you live on a new housing development or in a conservation area.


    Where work is proposed to a listed building, listed building consent may be required.

    There are lots of situations where an LPA would not grant planning consent but where exactly the same work would be Permitted Development.

    This has always been the case but since the 2011 changes to PD, is now fairly common.

    Cheers for pointing that out, I assumed that the local guys wouldn't be able to refuse something that could be built under PD, but it seems that they can. It's a weird set-up when the council can refuse permission yet you can just go ahead and build it anyway.
