Have you got permission to run the business from the house? Does the landlords mortgage and insurance allow it? Do you have the relevant employee liability insurance?
I didnt read it like they were originally. But i see your point.
To be honest what the mortgage allows is irrelevent if the LL is evicting anyway.
But the insurance is a good point.
I originally read it as they ran their own business, but this was mentioned as they were self employed, so difficult to rent. Rather than relevant to this property.0 -

The business is registered at a different address, where we live is just a correspondence address.
All business is carried out away from the address and we go to clients not them to us.
I was worried from the point that we take minimum amount out of the business in wages (PAYE) so our pay slips show not a alot, and most letting agents are asking for 30 times monthly rent in income, which we dont have
However as we have a dedicated office in our current home for paperwork we can claim some rent back through the business.

Letting agents usually accept a reference from your accountant and or 2 years accounts if you pay yourself dividends.0

I'll just add that whilst the Section 21 doesn't end the tenancy there is no defense against a correctly issued Section 21 in court so you would be liable to pay the court costs. It's just something to consider.
I've rented whilst self-employed and a letter from my accountant was enough for proof of earnings.0 -
You said you will have staff going in to the house while you are away. You said they won't let anyone in so does that mean they will be there all day every day while you are away? If they injure themselves they can sue you if you don't have employers liability insurance.sorry i should have been more specific....

Do you have employers liability insurance for your business premises? - its a legal requirement. If you do, I bet it doesn't cover your home address.0 -
You will be moving out, that is a set in stone fact now.
So you can make it easy or hard, you can go with bailiffs evicting you with no notice after a court order and court costs against you or you can simply look for somewhere to live by starting now.
This is a fight you can not win, you have been given a S21 and if it is correct you will be leaving, if baliffs and courts are involved, you will be very lucky to get another private let, the agents do share info.
Time to think and move some of the baggage out of the way of the set in stone fact you are leaving that property.I do Contracts, all day every day.0 -

OP could talk to landlord and try to sort out the problem.0 -
so landlord sends his own plumber who fits and immersion heater to the tank.
Still no hot water unless we leave running for 4-6 hours, which plumber has said is not to be done, it must be a max of 2 hours at time.
A properly installed immersion heater can be left on.
If it breaks they will have to try again.
might cost a bit in leccy.0 -
Just a thought but did the hot water stop working when you made a change to the heating like turn it off/down.0
