    This is the type of judgement call I alluded to earlier and it has to be your choice.

    My judgement would be, and in fairness to Guest 101, to re-issue the Notice with proof.

    Well, the landlord does and if he wants the tenant out, when the notice has been served correctly and with proof, the door beckons :o.

    It's fair enough.

    I just feel its cutting nose to spite face.

    The LL will probably face a void now + letting agent fees to find a new tenant.

    But his/her money, so not my issue :)

    where i can down load the latest copy of S21(4)(a?
    What would happened to old s21?

    The only Notice that matters is the one you serve correctly and with proof that you have done so.
