    Well then you have no security, long term.

    Eviction takes 2-4 months typically. (2 months notice, then court, then bailiffs - so really closer to 4 than 2)

    This is the 'baseline' position. Whether you report him or not. He can evict for no reason.

    :( Ahhh can see this is going to be like the last move all over again. Didnt have balifs but I did get a court notice because the house got reposessed.

    Court is the only way a LL can end a tenancy. So dont worry abou tthat too much.

    Ask for a new fixed term before you raise anything abou tthe wall.

    That wall is appalling. Frankly, I'm disgusted that your LL will not sort this out especially as a child is at risk. If you have to leave please report the wall and the landlord to the local authority; he/she is not fit to offer accommodation if this is the standard of safety tenants are expected to endure. If the LA do nothing, take it up with your MP.

    My only hope is that the wall has been supported on the other side.

    I'm quite impressed with St Helens council as I phoned to report the wall and within 2 hours someone was out assessing it.
    Unfortunately he said that because everything seems stable theres nothing they can do at the moment :(

    I assume therefore, they gave you reassurance it's not as bad as it looks?!?

    Hi,

    First thing I would do is get that swing and move it away from that wall. I would personally refuse the little one from playing in the garden until the wall is repaired. From the photo it looks very dangerous to me as I see the wall as being unsupported from the bottom. Heavy wind could potentially blow the whole thing over.

    Best thing to do would be shutter it and pour concrete underneath. Looks a straight forward fix. The builder who suggested the wall needs building might be fishing for more work. Get a couple other quotes and give it to the LL. If someone seriously hurts themselves because of this she will be held responsible.

    Yes he said the wall was fine and solid, but I dont really feel happy about it.

    The swing is only there because we were steam cleaning the other end of the garden earlier, all babies toys are as far away from the wall as possible.

    The landlord has refused to do anything about it, so submitting quotes will do nothing, particularly when environmental health wont back me up :/

    1 is the wall actually the landlords or next doors .
    2 most insurance will not pay for garden walls ,and it wont be cheap to replace .
