Home valuation: does it effect if the house is cluttered with furnitures?

hi,

we have a 2 BHK in Aberdeen City Center and its bit cluttered due to lot of kids toys, furniture's and gym equipments.

I want to get my house valued soon and wanted to find out if valuation could be effected due to cluttered house?
Overall the house is in very good condition except for the fact that there are too many stuff at home.

Should i clear the clutter before going for a valuation or does it not matter? Valuation is for the house not for the contents?

Any thoughts?

Cheers

Definitely clear out all the clutter into temporary storage. It's not that it'll affect the valuation, but it will affect the number of viewings and offers as people will deem it to be too small for them. If you look to be running out of room, buyers will think the same will happen to them.
  • Thanks for your inputs.

I'm using a company called Flexistore based in Portlethan to store some items. They bring your storage vault to you in a trailer on a Friday, you fill it up over the weekend and then they come and pick it up on Monday morning. It saves you having to faff about hiring vans and making multiple trips.

For Aberdeen I found them to be fairly well priced. If you're further north of Aberdeen like Peterhead or Fraserburgh then you might find a cheaper storage company.
  • Thanks for the information. Much appreciated.
