4 bedroom not really ...help

Hi there, I was hoping someone could give us some advice ?
So after weeks of call to the mortgage provider etc etc we can now port our mortgage and all affordability checks are passed !!
So we have the survey going ahead this Wednesday, however we have noticed the estate agents have advertised this as a 4 bedroom house, however the one bedroom is no where near big enough to be classed as a single bedroom, and the attic room (dormer) was done well over 10 years ago so probably is not done to building regs to class as a bedroom!!
So...
1 are the estate agents aloud to advertise it as a 4 bedroom? If not what should we do?
2 will the servey report go back to the mortgae company saying technically it's a 2 bedroom ?!! Although there are defiantly 3 rooms double (1 not too regs) and a box room.
I guess this will have a big impact on the value of the house?
3 is it reasonable to ask for more money of house price as it's not technically 4 bedrooms on paper?

    Are you buying a 4 bed or a 2 bed house?

    I'm not sure how the internets can help you 'cos only you know what it is you buying?

    i would have thought with no planning it cant be classed as a bedroom and also if the small room isnt big enough for a single bed it would be a box room so it would be a 2 bedroom house with a box room

    but he said the attic was done 10 years ago and would not pass building regs so was planning permission ever applied for and was it given ?

    Hi sorry if duplicate but there are different parts to the questions, will this have effect on mortgage company? Under this thread
    And the buying and selling thread can they advertise it as this? And does effect value and could we expect money off?

    The surveyor will go out and value the property as he thinks it should have been marketed... ie if he thinks its a 2 bed/3 bed or 4 bed thats what th elender will go off.

    He would also value the property as it stands, it may have an impact/itt may not - it will depend on whether the agent has valued it properly or not.
