    I beg to differ, OP you are correct in thinking ahead and getting these.

    House we bought had no FENSA certificate and after searches were completed my SOL requested that the seller paid for an indemnity to cover this.

    The boiler had never been serviced since fitted in 2010 and my SOL requested that a Gas inspection and service be completed. This delayed is slightly as these were required before exchange.

    There is no harm in getting these beforehand as I can assure you that you will need them. Prior planning will only work in your favour. :)

    Thanks for that, don't suppose you know but was the safety check basically like the Landlord one (even though it wasn't for a landlord). The engineer is coming on the 30th so I'm going to get a service and that check done, he said it'll be less than £100 - not that I like to have to pay but it seems like a small amount to avoid a headache later on.
