Hi folks,
In relation to another post of mine that I made, regarding a mortgage advisor that isn't the best at 'advising' us, and after a PM I have received from a mortgage advisor on here (yet to be confirmed) I hace been wondering if any of you lovely people could reccomend a really good advisor to help us, as first time buyers, through the process.
I don't mind if they charge us a fee, or take it from the lender etc, so long as the fees arent extortionate.
Also they need to be able to take into account that I have 11months remaining, of a default that has been cleared/settled.
We are looking at a property that is on the market at £147k and we have a total savings of £25k currently (rising by at least £1k every month) which is to include all fees/costs.
We have curently been basing our figures on the property costing a MAX of £140k as we'd in no way be prepared to offer any more than that on it.
We want to ideally be paying 15% deposit (or higher dependant on how much more savings we can put away in the time it takes to go through) without leaving us with no spare cash, as we also have a family holiday booked for the end of August.
We don't need to budget for any furniture other than a fridge and washing machine as we've got the rest already, and the house needs no work at all as it's only 9years old, so no worries there.
We'd also like to be considered for any government 'help to buy' schemes, however living in Wales there only seems to be ones for new build homes.
Any help greatly received.

The brokers on here can not recommend brokers but the brokers that post on here regularly tend to come across as quite knowledgeable (obviously I am including myself in that :P), but I do not think you would go too far wrong with the ones on here.
The alternative is to have a look on google, call them up have a chat and see if you like them/trust them. Its potentially a 2-3 month process sometimes longer and if it does not go smoothly it helps if you have someone you trust and are confident can get the issue resolved.

I could not see anything in your most recent other thread that suggested you wanted any advisers to pm you
Therefore I would suggest it is not a regular on the forums so be diligent as anyone can sign up here and send messages..

The message was completely out of the blue.
And the default is 5years and 1 month since it was registered, and was settled at the start of April.0 -

There will almost certainly be a solution, the more experienced the broker the better terms you are likely to achieve. There are easy picks here lender wise and the right picks.

That's a tad better, although would have benefitted anyone else reading thread with a similar situation had they posted publicly.
