Question about neighbours planned 2 storey extension

Hi there,
After some advise as I can't seem to get to the governments planning portal site to check details out.

Seems to be dead at the moment.
So my neighbour has put in for planning permission for an extension at the back of their property, and I am wondering if it fits on with planning rules.
I have seen the online plans on my councils web site and its rather large.
They live in a detached property and the new 2 storey extension is 5m wide by 4m deep.
I know the government relaxed the planning rules a bit ago, but as I say I can't check this out at this point.
I thought the limit on a 2 storey extension was 3m from the back of the property.

It wouldn't fit under permitted development, the maximum depth for two storeys is 3m as you've mentioned, which is probably why they have applied for planning permission.0

I extended my previous house full width (8m) by 4m deep. If I remember rightly the planning guidelines at the time (2008) suggested 4m as a maximum although there were certain restrictions in terms of sight lines from neighbours windows. They had to have a free 45 degree view from their window or something. Sorry I can't remember exactly but gives you an idea anyway.0

You're confused by permitted development rights, which is like an automatic pre-approved building limit.
It was 3m for an attached house, has been relaxed to 6m (8m for detached) and won't include two storeys.
Anything that doesn't fall under PD rights needs planning permission. There are no set limits, but there are guidelines that the designer should follow.
Something called the 45 degree rule exists for two storey extensions. The extension shouldn't come further out than a 45 degree angle measured from the centre of your upstairs windows.Everything that is supposed to be in heaven is already here on earth.

It's not exactly two storeys, is it? 3m depth and an eaves height of 3m doesn't give anything in the way of headheight that meets building regulations. I'll stick by my original comment.Everything that is supposed to be in heaven is already here on earth.

You seem to be assuming that all extensions are built within 2m of a boundary0 -

Well they are very confusing and not very well written, for instance if you rotate the roof, assuming mono pitch, 90 degrees you can happily built a whopping great wall up to the boundary well in excess of 3m, it just has to be no higher than your existing ridge :eek:0
