Negotiating rent

hi, we have been looking for somewhere to rent for a while, we have come accross a house to rent that is on the market for £375pcm, some young tennants moved in and quickly back out again due to a neighbour. We live near to this house, know the neighbour etc and know what to expect.

Also, the kitchen is very small and really needs updating, if we were to go for this property we would be looking to negotiate the cost,

Would offering £325pcm be unreasonable to the LL? with the above problems taken into account etc.

dont want to seem like being too unreasonable but tbh i wouldnt be willing to pay the current asking price due to these things.

thoughts appreciated,
thanks

Don't know. Don't know the landlord.

He might like people moving in and then paying to leave early. One way to increase his income.

    What's the market rent?

If you're willing to live there for 325, but not 375, then offer 325.

What's the worst that can happen?

Whereabouts in the country do you live? £375 pcm seems cheap!

The difference between £325 and £375 might "only" be £50, but it's 15% of the asking price - a month and a half free per year. It's a BIG cut.

TBH, the landlord would have to be fairly desperate to want to take it, and do you REALLY want to live somewhere that the landlord is desperate to get somebody to sign up for? Why did the other tenants move out so quickly?
